Gutter Cleaning, Repair & Installation — Vancouver, Surrey & Lower Mainland

Most roof damage we respond to is gutter damage. Clogged. Sagging. Overflowing. Vancouver weather punishes gutter systems harder than almost any climate in Canada. Here is what gutter service costs in 2026, when cleaning beats replacement, and which gutter guard products are worth installing.

Most roof damage we respond to is not actually roof damage. It is gutter damage. Clogged. Sagging. Disconnected. Overflowing. The roof above the failed gutter ends up rotting fascia, soaking soffits, and showing up as a ceiling stain three rooms away from where the actual problem is.

Vancouver weather punishes gutters harder than almost any climate in Canada. Persistent moisture. Heavy tree debris loads. Freeze thaw cycling on hillside properties. Most aluminum gutter systems hit end of useful life by year 25 to 30 in the Lower Mainland. Most homeowners do not realize their gutters are failing until water shows up somewhere unexpected.

Three gutter services we provide

Twice yearly cleaning is the baseline for most Lower Mainland homes. Heavy tree canopy properties need 3 to 4 visits. Service includes hand removal of debris, downspout flushing, fastener check, and a written report on any issues spotted during the cleaning.
Sagging runs. Disconnected joints. Fascia damage from chronic overflow. We rebuild what is fixable and replace what is past repair. Often a partial repair plus targeted replacement on the worst sections is the right answer.
5 inch and 6 inch K style aluminum continuous gutter, the BC standard. Premium options in copper or coated steel for heritage and high end homes. Full replacement runs 1 to 2 days for typical single family homes.
Quality mesh or solid covers that reduce cleaning frequency 60 to 80 percent. Especially valuable for properties under heavy tree canopy where unprotected gutters need 4 cleanings annually.

Vancouver gutter cleaning costs in 2026

Property type Frequency Per visit cost
Single storey home Twice annually $150 to $280
2 storey home, typical lot Twice annually $200 to $400
3 storey home or complex roofline Twice annually $300 to $600
Heavy tree canopy property 3 to 4 times annually $200 to $400 per visit
Custom home, large linear footage Twice annually $500 to $900
Townhouse strata, per unit Twice annually $80 to $150 per unit
Bundle and save

Gutter cleaning combined with annual roof inspection and moss treatment typically saves $100 to $250 versus booking each service separately. Same crew, same site visit, three issues addressed. Most of our maintenance customers run on a single annual contract that covers all three.

When gutters need full replacement instead of cleaning

Five signals push us toward replacement instead of repair.

  1. Visible sag along multiple sections. Aluminum gutters that have sagged are usually not recoverable. The metal has stretched at the fastener points and will not hold proper pitch even after refastening.
  2. Rust streaks on fascia or downspouts. Steel gutters that have rusted are corroded structurally even where the rust is not yet visible.
  3. Seams splitting at multiple corners. Sealant failure at multiple joints means the gutter has flexed enough to break the bonds. Resealing buys 1 to 3 years on already aged gutter.
  4. Fascia rot behind the gutter. Chronic overflow has rotted the wood the gutter is attached to. Replacement requires fascia repair anyway, making continuous gutter installation cleaner than reattachment.
  5. Age over 25 years on aluminum, 15 years on vinyl. Even gutters that look fine at this age are running on borrowed time. Pre emptive replacement during a planned project is cheaper than reactive replacement after a failure.

Gutter material comparison

Material Lifespan Cost per linear foot Best for
5 inch aluminum K style 20 to 30 years $9 to $15 Standard residential, the BC default
6 inch aluminum K style 20 to 30 years $12 to $18 High volume areas, larger roofs
Coated steel (Galvalume, painted) 30 to 40 years $14 to $22 Coastal Steveston or Delta properties
Copper 70 to 100+ years $25 to $45 Heritage homes, high end custom
Vinyl 10 to 20 years $5 to $9 Budget option, not recommended for BC weather
Zinc 60 to 80 years $20 to $35 Heritage match, premium architectural

Gutter guards: when they are worth it

Gutter guards make sense when three conditions are present. Heavy tree canopy producing chronic debris loads. Tall or steep roofs that make ladder cleaning genuinely dangerous. Long term ownership horizon (10+ years) so the upfront cost amortizes against avoided cleaning visits.

Quality guards we install. Aluminum micro mesh systems with 30 plus year manufacturer warranties. Solid hood guards with rain channeling slots for high volume applications. Stainless mesh inserts for cedar canopy properties where pine needles defeat coarser mesh.

What we will not install

The flexible plastic mesh sold at hardware stores. The brush style insert guards. Cheap aluminum perforated covers. These products fail within 2 to 5 years, clog faster than open gutters once they degrade, and are nearly impossible to clean once installed. Spending $400 on bad gutter guards usually costs more than 5 years of professional cleaning would have.

Strata and townhouse gutter contracts

Townhouse complexes throughout the Lower Mainland have shared responsibility gutter systems where individual unit issues affect adjacent units. Strata councils benefit from coordinated annual contracts that cover the entire property under a single scope.

Our strata services include twice yearly cleaning, annual sealant inspection at all joints, downspout flushing, written documentation suitable for depreciation report capital planning, and prioritized response on any failures discovered during scheduled visits. Pricing typically works out to $80 to $150 per unit annually for townhouse complexes, with bundled discounts for properties also using us for ongoing roof maintenance.

Frequently Asked Questions

How often do Vancouver gutters need cleaning?

Twice a year minimum. Once in late October after the first leaf drop, once in early March before spring rains intensify. Properties with heavy tree canopy (most of the North Shore, parts of Coquitlam, tree lined Surrey streets) need 3 to 4 cleanings annually. Properties without nearby deciduous trees can sometimes stretch to once annually. Skipping cleanings is the single most common cause of preventable roof and fascia damage we respond to. Clogged gutters back water under shingle edges, rot fascia, soak soffits, and create the ice damming conditions on hillside properties.

How much does gutter cleaning cost in Vancouver?

For a typical 2 storey single family home (2,000 to 2,500 sq ft), gutter cleaning runs $200 to $400 per visit. 3 storey homes or homes with complex rooflines run $300 to $600. Larger custom homes with significant linear footage can reach $500 to $900. Bundling cleaning with annual roof inspection or moss treatment usually saves $50 to $150 versus separate bookings. Strata complexes with townhouse style buildings typically work out to $80 to $150 per unit for full property cleaning.

What causes gutter damage in Vancouver?

Four things. First, debris weight. A gutter packed with wet leaves and pine needles can hold 30 plus pounds per linear foot. That weight pulls fasteners loose, sags the gutter, and eventually breaks the run. Second, ice and freeze thaw cycles on hillside properties (Burke Mountain, the British Properties, Westwood Plateau, North Shore above 200m). Water freezes inside packed debris, expands, splits seams. Third, ladder damage. Homeowners climbing ladders to clean gutters themselves frequently dent or bend the gutter at the contact point. Fourth, age. Aluminum gutters typically last 20 to 30 years before fasteners corrode and seams split. Vinyl gutters last 10 to 20 years and become brittle in BC sun and frost cycling.

Can clogged gutters actually damage my roof?

Yes, and we see it constantly. When gutters overflow because of clogs or insufficient capacity, water backs up under the shingle edges at the eave. That water rots fascia, soaks soffits, finds its way into the roof structure, and shows up as interior leaks at the wall ceiling junction. Homeowners commonly misdiagnose these as roof leaks when the actual cause is the gutter system. Worse, the rot from chronic gutter overflow can require structural repair before the roof can be replaced safely. A $200 cleaning prevents thousands in cumulative damage.

What are gutter guards and do they actually work?

Gutter guards are mesh or solid covers that block large debris from entering the gutter while letting water through. Quality guards reduce cleaning frequency by 60 to 80 percent. They do not eliminate it. Fine debris still accumulates over time and the guards themselves need periodic attention. Brand matters. We install proven systems with manufacturer warranties. We avoid the cheap aluminum mesh versions that clog faster than open gutters and are nearly impossible to clean once clogged. Quality guard installation runs $8 to $18 per linear foot. For most homes that means $1,500 to $4,000 total. The economics make sense for properties with heavy tree canopy where cleaning costs are otherwise $400 to $800 annually.

How much does gutter replacement cost in BC?

Continuous aluminum gutter (the standard for BC) runs $9 to $15 per linear foot installed for 5 inch K style. Larger 6 inch K style for high volume areas runs $12 to $18 per linear foot. A typical single family home with 150 to 200 linear feet of gutter runs $1,500 to $3,500 for full replacement. Premium options like copper ($25 to $45 per linear foot) or coated steel ($14 to $22 per linear foot) cost substantially more but last longer. Most homeowners replacing aging gutters choose 5 inch aluminum with 3x4 downspouts as the proven balance of capacity, cost, and lifespan. Replacement typically completes in 1 to 2 days.

Should I replace gutters when I replace the roof?

Usually yes if the gutters are over 15 years old. Three reasons. The crew is already on site with ladders and equipment. Detaching gutters during roof replacement and reattaching aged gutters often damages them. The new roof drip edge integration is cleaner with new gutters. The price savings on combined work versus separate bookings runs 15 to 25 percent. If your gutters are under 10 years old and in good condition, leave them. We work around them carefully during the roof replacement.

Do you handle strata gutter contracts?

Yes. Paragon strata services include annual or twice yearly gutter cleaning contracts for townhouse complexes, mid rise wood frame, and concrete buildings. Strata pricing typically works out to $80 to $150 per unit for townhouse complexes, with discounts for properties also using us for ongoing roof maintenance contracts. We provide written documentation suitable for depreciation report capital planning and council records.

Can you install downspout extensions or French drain connections?

Yes. Standard downspout extensions (the simple plastic or aluminum extensions that route water 4 to 8 feet from the foundation) are routine. Underground drainage connections to existing French drains, dry wells, or municipal storm systems are also part of our scope. Improper drainage at the foundation is one of the top three causes of basement moisture issues we see. Routing downspouts at least 6 feet from the foundation, ideally to a permanent drainage point, prevents the saturation cycle that drives water into basements.

What about heated gutters for snow load areas?

Heated gutter systems use self regulating heat trace cable inside the gutter and downspout to prevent ice damming during freeze events. Genuinely useful for properties at higher elevations: Burke Mountain, Westwood Plateau, the British Properties, parts of West Vancouver above 200m, Whistler chalets. Less useful for sea level Lower Mainland homes that rarely see sustained sub zero conditions. Installation runs $20 to $40 per linear foot. Operating cost during cold snaps is roughly 6 to 10 watts per linear foot, manageable on most home electrical capacity.
