- Most comparable to Newton, Surrey in era, size, and value-driven approach. Same materials, same methods, nearly identical costs.
- SkyTrain at Edmonds station driving property investment and pushing some homeowners toward premium materials ( metal , Enviroshake ) that add resale value.
- Strata complexes along Kingsway and Stride Avenue are in the same replacement wave as Metrotown.
The Edmonds Housing Stock
Edmonds filled in during the same decades as Newton, Surrey. The 1970s produced the ranchers. The 1980s added two-storeys. The 1990s filled the remaining lots with infill homes and townhouse complexes along the Kingsway corridor. The result is a neighbourhood where the vast majority of homes are 25 to 55 years old with roofs on their second or third cycle.
The three-tab shingle installed in 2003 has surrendered. The architectural shingle from 1998 is past its realistic lifespan. The cedar shake that nobody retreated since 2015 is a moss garden. Edmonds is deep into the replacement wave, and the volume of work happening here is the highest in residential Burnaby because the housing density is high and the building era is concentrated.
Edmonds Sub-Areas
Edmonds Station area: SkyTrain influence strongest here. Property values rising. Homeowners within the station walkshed choosing premium materials at higher rates than outer Edmonds. A new metal roof near the station signals investment quality that buyers and appraisers notice.

South Edmonds (toward Byrne Creek): More tree cover. Moderate moss pressure. Annual treatment essential. Malarkey Vista AR with algae resistance is the default here. Slightly larger lots with 1970s–1980s homes approaching their third roof cycle.
Edmonds East (toward New Westminster border): Transition zone. Older 1960s–1970s homes. Some of the most affordable housing in Burnaby. Financing matters here. Three-tab at $14,000–$20,000 is a valid choice for investment properties and pre-sale preparation.
