Why Kensington-Cedar Cottage roofs need specific attention

Prince Albert Street runs north to south through the heart of Kensington-Cedar Cottage. The pocket sits south of Kingsway, sandwiched between Fraser to the west and Knight to the east. Many of the streets here carry British royal names. Prince Albert. Windsor. King Edward. The housing stock is anchored by character homes built between 1910 and 1940. Craftsman bungalows. Vancouver Specials added decades later. The occasional Edwardian. Roof for roof, most of them share a handful of traits we plan around on every job.

Multiple roof planes
Hip and gable layouts. Dormers. Valleys. Short ridges. Plenty of flashing work. Very few straight runs.
Plank decking, not plywood
Original 1x6 or 1x8 plank decking sits under the felt on most of these homes. It is perfectly serviceable. But it rots fast wherever the flashings above it have failed.
Cedar shingle dormers
The dormer to roof intersection is the number one water entry point. Step flashing and matching wall flashing details get specified accordingly.
Tight setbacks
Vancouver lots are narrow. Materials staging matters. Dump truck access matters. Respect for the neighbours matters too.

How the project unfolded

1
The free onsite inspection

Up the ladder. Onto the roof. Camera in hand. We documented the overall condition, poked our head into the attic to check for staining and ventilation, and confirmed what Erik already suspected. The roof was at end of service life. No active leaks. The smart move was to replace it now, before the weather forced the decision. Written quote in Erik's inbox within 48 hours.

2
Picking the materials

Erik wanted a charcoal grey that would sit well next to the existing cedar siding. We landed on IKO architectural shingles in that shade. Every flashing on the job got matched out in black aluminum for a clean, unified look.

3
Strip down to the deck

Off came the old shingles. Off came the brittle felt. Off came every rusted flashing. With everything stripped bare, the truth showed itself: moisture damage at the plumbing vent and along a section of the valley. We flagged both for full replacement before another nail went in.

4
Deck repair

Out came the rot. In went fresh half inch plywood, cut to fit and fastened to the rafters at code spacing. Then we walked the whole deck again, looking for soft spots. Nothing missed.

5
Underlayment and flashings

Peel and stick ice and water shield across every eave, every valley, and around each penetration. Synthetic underlayment rolled over the field. Then the flashings, layered in the correct order. Drip edge first. Rake flashing next. Step flashing tied into the cedar siding. A custom-bent water channel under the upper downspout to direct water cleanly onto the lower roof plane.

6
Shingles down

IKO Dynasty architectural shingles went on next. Every nail placed exactly where IKO Dynasty specifies, set along the chalk line for clean course alignment. Each course offset from the one below it. Stand back when the field is finished and the roof reads as a single continuous surface, not a quilt of patches.

7
Cleanup and walkthrough

Magnetic sweep across the lawn and driveway. Every stray nail picked up. Downspouts cleared. All debris hauled away. Then a walkthrough with Erik, top to bottom, inside and out. He signed off. Warranty paperwork went into his hands the same day.

Frequently Asked Questions

Where is this Vancouver roof replacement project located?

Prince Albert Street in Kensington-Cedar Cottage , east Vancouver, BC. The home sits in the Kensington pocket. South of Kingsway, sandwiched between Fraser and Knight. It's a neighbourhood defined by character homes from 1910 to 1940. Classic hip and gable rooflines. Cedar shingle dormers. The kind of architecture that rewards careful detail work on a roof.

How long did this Prince Albert St roof replacement take?

Three working days, start to finish. Day one ran longer than usual because of the deck repair we found at tear off. That's a common story on character homes in this neighbourhood. The original plank decking is rarely visible from below. Moisture damage hides behind the felt and shingles until everything comes off and we can finally see what we're working with.

What materials were used on this Vancouver character home?

IKO Dynasty architectural asphalt shingles in a charcoal grey blend, installed exactly to manufacturer specification. Fresh aluminum drip edge ran every eave. Black wall flashing tucked tight under the cedar shingle siding, with a custom-bent water channel below the upper downspout to route water cleanly onto the lower roof plane. Rubberized boots over every vent. And under all of it, new half inch plywood replaced the rotted plank decking we exposed on day one.

Why replace the roof deck instead of just shingling over it?

Because shingling over rot is a guaranteed return visit. Once the original shingles were stripped, we found moisture damage around the plumbing vent and along a stretch of the valley. Roofing over compromised sheathing voids the warranty and traps the problem instead of solving it. Replacing those sections is non negotiable on every Paragon job. We never roof over rot.

How much does a roof replacement cost in Vancouver?

Most single family Vancouver homes land between $14,000 and $26,000 for an architectural asphalt replacement. The range depends on roof complexity, access, and what the deck looks like once we get under the old shingles. Character homes in Kensington-Cedar Cottage with multiple gables and dormers often push the higher end of that range. For a number specific to your home, try our Roofing Cost Calculator , or call 604-358-3436 and we'll come take a look in person.

Do you work on character homes in other East Vancouver neighbourhoods?

All the time. We're regulars in Mount Pleasant , Riley Park , Grandview-Woodland , Strathcona , Hastings-Sunrise , and Renfrew-Collingwood. Homes built between 1910 and 1940 all tend to share the same roofing puzzles. Plank decking under the original felt. Complex hip and gable layouts. Dormers that need proper step flashing and custom wall flashing details. Narrow side yards that demand careful staging of materials and dump trucks. We've worked through every one of those many times over.
