What goes into your real quote
The number above is a useful starting point. The number below is the breakdown of what actually drives the price up or down on Metro Vancouver roofs, so you know what to look for when you compare quotes.
What drives the price up or down
Two homes that look identical from the curb can have very different roofing costs. Here are the six factors that move the needle most on Metro Vancouver projects.
Roof surface area, not floor area
A 1,200 square foot bungalow with a steep 8/12 pitch has about 1,440 square feet of roof surface, not 1,200. The steeper the pitch, the more material and the more time on the roof. This is why our calculator asks for pitch.
Material choice
Architectural asphalt shingles run $6 to $8 per square foot installed. Standing seam metal is closer to $18. Synthetic shake (Brava, Enviroshake) runs about $22. Picking the right material for your home and budget is the single biggest cost decision you will make.
Tear off and disposal
Removing one layer of existing shingles costs about $2 per square foot. Two layers costs more because the bottom layer is heavier and harder to handle. Disposal fees in Metro Vancouver are not cheap, and they have gone up steadily over the last five years.
Roof complexity
A simple gable roof is fast and cheap. Add a couple of dormers, valleys, multiple roof planes, skylights, or chimneys and the price climbs because every penetration needs flashing, every valley needs careful detail work, and the crew moves slower.
Site access
A house on a quiet Surrey cul-de-sac with a wide driveway is easy. A West Vancouver hillside lot where the only access is a 50-step staircase is hard. We bring it up because some quotes do not include access surcharges and you find out later.
Underlying deck condition
This is the one nobody can see until the old roof comes off. If the plywood underneath has soft spots, water damage, or rot, it has to be replaced. We carry a small reserve in our quote for this and only charge for what we actually use.

One-storey rancher, asphalt re-roof
Standard architectural shingles, replaced ridge vent, kept existing skylights. Went up to a small amount of plywood replacement on the south slope. Took three days from start to finish.
Two-storey, cedar to standing seam metal
Full conversion from cedar shake to charcoal standing seam metal. Required 1/2 inch plywood deck installed over the original spaced strapping. Owners chose snow guards on the north slope.
Heritage home, luxury shingle
Steep heritage roof with three dormers and two valleys. Owner picked Presidential shingles for the look. Full ice and water shield to eaves and valleys. Took six days due to roof complexity.
Townhouse strata, flat rubber
Strata council had been deferring this re-roof for two years. We did the full TPO membrane assembly with new drains, parapet flashing, and a full warranty package transferable to future owners.
Why our estimate is a range, not a single number
Anyone who gives you a single dollar figure without inspecting the roof is either guessing or planning to add charges later. We would rather give you an honest range now and let the on-site visit tighten it up.
The calculator gives you a starting range based on what you tell us. Your real quote, after we have walked the roof and seen what is actually there, usually lands within 10 to 15 percent of the calculator's mid value.
- Material price ranges are real. A linear foot of gutter is $13 to $16 depending on profile, color, and brand. You decide.
- Deck condition can only be assessed in person. We carry an allowance and only charge for what we use.
- Permits and dump fees vary by municipality and project size, sometimes by several hundred dollars.
- Ventilation upgrades sometimes get recommended once we are up there. They are optional but extend roof life.
- Weather contingency for tarping during a multi-day install in BC's rainy months.

How accurate is this calculator?
It is a guide, not a quote. We have built it on current Metro Vancouver pricing across nine common materials and all the major cost factors, so the range you see is realistic for most homes. Your real quote, after we have walked the roof, usually lands within 10 to 15 percent of the calculator's mid value. The biggest source of variance is the condition of the roof deck underneath, which we can only assess in person.
Do I need to give you my information to see the estimate?
No. The calculator works without any signup. If you would like a copy of your estimate emailed to you, you can enter your name and email at the end and we will send a copy to your inbox. We also get a copy so we can follow up with a free on-site quote if you would like one. If you do not want that, just close the page when you are done.
Are permits and disposal included in the estimate?
Disposal fees are baked into the tear-off cost. Permits are not, because permit requirements and fees vary by municipality (Vancouver, Surrey, Burnaby, North Van, etc. all have different rules). For most residential re-roofs in Metro Vancouver, no permit is required for a like-for-like replacement, but we always check with your local building department before we start. If a permit is required, we handle the application and add the actual fee to your invoice at cost.
What cities do you cover in Metro Vancouver?
Surrey, Langley, Delta, White Rock, Vancouver, Burnaby, Richmond, New Westminster, North Vancouver, West Vancouver, Coquitlam, Port Moody, Port Coquitlam, Maple Ridge, Pitt Meadows, Abbotsford, and Whistler. Do you offer financing?
Yes. We work with trusted financing partners that offer zero down options and fixed monthly payments over 24 to 120 months. The application takes about five minutes and uses a soft credit check, so applying does not affect your credit score. Roof replacement is one of the few home improvements that demonstrably increases property value, so financing it usually makes financial sense if cash flow is tight.
How soon can you start?
Standard scheduling is three to six weeks out, depending on weather and how busy we are. We can usually fit emergency repairs in within a few days. What about insurance claims?
If your roof was damaged in a wind, hail, or storm event, we work directly with your insurance adjuster. We document the damage with photos, give you a written scope-of-work, and often get the claim approved without you having to do much. We do not inflate claims, which is why insurance companies have us on their preferred contractor lists in the Lower Mainland.
