Tell us about your home

We will use these dimensions to calculate the actual roof surface area, including pitch.

Quick tip: Not sure of your roof pitch? Most homes in Metro Vancouver have a medium 4/12 or 5/12 pitch. Steeper roofs cost more to install (more square footage, harder to walk on safely). Don't worry about being exact, you can always pick the closest match.

Please enter valid dimensions or sq ft greater than 0.

Choose your roofing material

All pricing is based on average Metro Vancouver installed cost (CAD per sq ft of roof area).

Best Value Architectural asphalt shingles are the most popular choice in BC. Great looks, 30+ year lifespan, fair price. Most of our installs are this material.
Best Lifespan Standing seam metal and synthetic slate (Brava, Enviroshake) can outlast two asphalt installs. Higher upfront cost, lower cost per year over the life of the roof.
Best for Heritage Cedar shake fits the Pacific Northwest aesthetic but needs more maintenance. Synthetic alternatives give you the look without the upkeep.

Project details and add ons

A few last details so we can fine tune your estimate.

Don't sweat it if you are not sure. The defaults below cover a typical Metro Vancouver home. If your roof is unusually complex (heritage, many dormers) or unusually simple (single rectangular gable, no penetrations), bump the complexity up or down. Otherwise just leave it.
This is a guide, not a quote. The numbers below are a friendly ballpark estimate based on what you told us, and average pricing across Metro Vancouver. Real costs depend on a lot of things we cannot see from here, like the condition of your roof deck, ventilation needs, permits, and current material prices. Use this as a starting point for your planning, then chat with us (or any roofer) to get a real, written, on site quote.

Common questions homeowners ask us

Why is the price a range and not a single number? +
Honestly? Because we have not seen your roof yet. Things like the condition of the wood deck under the shingles, ventilation, flashing, and tricky access can all shift the price. The range you see is realistic for most homes in your situation, but the only way to give you an exact number is for one of our team to come take a look. Free, no obligation, takes about 30 to 45 minutes.
How long does a roof replacement actually take? +
Most asphalt shingle replacements take 2 to 4 days from start to finish. Cedar shake or metal can take 4 to 7 days because of the extra detailing. We never leave your roof open overnight. Vancouver weather can throw schedule curveballs, so we always build buffer time into the project.
Do I really need to replace, or can I just repair? +
Often a repair is plenty. If your roof is under 15 years old and you have a localized leak, repair is usually the right call. Full replacement makes sense when the roof is past 20 years, when leaks keep coming back in different spots, or when you see widespread granule loss in your gutters. We will tell you straight up which one you need, even if it means less work for us.
What about financing? +
We offer financing through trusted partners. Zero down options, fixed monthly payments over 24 to 120 months. The application takes 5 to 10 minutes and uses a soft credit check, so it will not affect your score. Roof replacement is one of the few home improvements that demonstrably increases property value, so financing it usually makes financial sense.
What is included in your warranty? +
Every full roof replacement comes with a workmanship warranty in writing, transferable to the next homeowner if you sell. The length depends on the material: standard roofs (asphalt, cedar, clay, slate) get 10 years. Premium roofs (standing seam metal, stone-coated steel, synthetic / Brava / Enviroshake, rubber flat roofs) get 20 years. On top of that, the manufacturer warranty on materials runs from 30 years to lifetime depending on what you choose. As CertainTeed and IKO Master Roofers, we can offer extended warranty coverage that other installers cannot.
What if I am not ready yet? +
Totally fine. Save this estimate, read our blog posts, get other quotes, talk to your neighbours. There is no pressure from us. When you are ready, give us a call. If that is in 6 months or 6 years, we will be here.

A friendly reminder: this calculator is a guide, not a quote. The numbers are based on average Metro Vancouver pricing and what you told us, but real costs depend on things we can only see in person, the condition of your roof deck, ventilation needs, permits, and current material prices. Your actual quote may differ by 15 to 20 percent. Estimates are valid for 30 days because material costs change with the market. Use this as a starting point for your planning, not a final number.

What goes into your real quote

The number above is a useful starting point. The number below is the breakdown of what actually drives the price up or down on Metro Vancouver roofs, so you know what to look for when you compare quotes.

What drives the price up or down

Two homes that look identical from the curb can have very different roofing costs. Here are the six factors that move the needle most on Metro Vancouver projects.

01

Roof surface area, not floor area

A 1,200 square foot bungalow with a steep 8/12 pitch has about 1,440 square feet of roof surface, not 1,200. The steeper the pitch, the more material and the more time on the roof. This is why our calculator asks for pitch.

02

Material choice

Architectural asphalt shingles run $6 to $8 per square foot installed. Standing seam metal is closer to $18. Synthetic shake (Brava, Enviroshake) runs about $22. Picking the right material for your home and budget is the single biggest cost decision you will make.

03

Tear off and disposal

Removing one layer of existing shingles costs about $2 per square foot. Two layers costs more because the bottom layer is heavier and harder to handle. Disposal fees in Metro Vancouver are not cheap, and they have gone up steadily over the last five years.

04

Roof complexity

A simple gable roof is fast and cheap. Add a couple of dormers, valleys, multiple roof planes, skylights, or chimneys and the price climbs because every penetration needs flashing, every valley needs careful detail work, and the crew moves slower.

05

Site access

A house on a quiet Surrey cul-de-sac with a wide driveway is easy. A West Vancouver hillside lot where the only access is a 50-step staircase is hard. We bring it up because some quotes do not include access surcharges and you find out later.

06

Underlying deck condition

This is the one nobody can see until the old roof comes off. If the plywood underneath has soft spots, water damage, or rot, it has to be replaced. We carry a small reserve in our quote for this and only charge for what we actually use.

What our customers actually paid

Anonymized recent projects across Metro Vancouver. Numbers reflect the final invoice, not the initial estimate. Use these as reference points for what your job might land at.

Why our estimate is a range, not a single number

Anyone who gives you a single dollar figure without inspecting the roof is either guessing or planning to add charges later. We would rather give you an honest range now and let the on-site visit tighten it up.

The calculator gives you a starting range based on what you tell us. Your real quote, after we have walked the roof and seen what is actually there, usually lands within 10 to 15 percent of the calculator's mid value.

  • Material price ranges are real. A linear foot of gutter is $13 to $16 depending on profile, color, and brand. You decide.
  • Deck condition can only be assessed in person. We carry an allowance and only charge for what we use.
  • Permits and dump fees vary by municipality and project size, sometimes by several hundred dollars.
  • Ventilation upgrades sometimes get recommended once we are up there. They are optional but extend roof life.
  • Weather contingency for tarping during a multi-day install in BC's rainy months.

Frequently asked questions

Common things people want to know before booking. If your question is not here, just give us a call at 604-358-3436.

How accurate is this calculator?

It is a guide, not a quote. We have built it on current Metro Vancouver pricing across nine common materials and all the major cost factors, so the range you see is realistic for most homes. Your real quote, after we have walked the roof, usually lands within 10 to 15 percent of the calculator's mid value. The biggest source of variance is the condition of the roof deck underneath, which we can only assess in person.

Do I need to give you my information to see the estimate?

No. The calculator works without any signup. If you would like a copy of your estimate emailed to you, you can enter your name and email at the end and we will send a copy to your inbox. We also get a copy so we can follow up with a free on-site quote if you would like one. If you do not want that, just close the page when you are done.

Are permits and disposal included in the estimate?

Disposal fees are baked into the tear-off cost. Permits are not, because permit requirements and fees vary by municipality (Vancouver, Surrey, Burnaby, North Van, etc. all have different rules). For most residential re-roofs in Metro Vancouver, no permit is required for a like-for-like replacement, but we always check with your local building department before we start. If a permit is required, we handle the application and add the actual fee to your invoice at cost.

What cities do you cover in Metro Vancouver?

Surrey, Langley, Delta, White Rock, Vancouver, Burnaby, Richmond, New Westminster, North Vancouver, West Vancouver, Coquitlam, Port Moody, Port Coquitlam, Maple Ridge, Pitt Meadows, Abbotsford, and Whistler. We also do the gulf islands occasionally for premium projects. Our home base is in Surrey at 12233 92 Avenue.

Do you offer financing?

Yes. We work with trusted financing partners that offer zero down options and fixed monthly payments over 24 to 120 months. The application takes about five minutes and uses a soft credit check, so applying does not affect your credit score. Roof replacement is one of the few home improvements that demonstrably increases property value, so financing it usually makes financial sense if cash flow is tight.

How soon can you start?

Standard scheduling is three to six weeks out, depending on weather and how busy we are. We can usually fit emergency repairs in within a few days. If you have a leak right now, do not wait for the calculator: call us at 604-358-3436 and we will tarp it for free until we can get a permanent fix on the schedule.

What about insurance claims?

If your roof was damaged in a wind, hail, or storm event, we work directly with your insurance adjuster. We document the damage with photos, give you a written scope-of-work, and often get the claim approved without you having to do much. We do not inflate claims, which is why insurance companies have us on their preferred contractor lists in the Lower Mainland.

Can I see examples of your work?

Yes. The case studies above are a good start. We also have a full project gallery on our website with photos from recent installs across Metro Vancouver, organized by material type. If there is a specific neighbourhood or style of home you would like to see, mention it when we come out for the on-site quote and we will bring photos of similar projects.

Ready for a real, written, on-site quote?

The calculator gets you in the ballpark. A 30-minute visit from one of our team gets you the actual number, in writing, with no obligation. Most people book within 48 hours of the call.
