The 1980s added another 16.5%. By 1989, nearly half the homes that exist in Delta today had been built.

Every single one of those homes has had at least one roof replacement. Most have had two. And the current roof — whether it was installed in 2000, 2005, or 2010 — is approaching or has already passed its realistic lifespan. A three-tab shingle installed in 2005 lasted its 15–18 years and is past due. An architectural shingle from 2000 is at 26 years — past the 20–28 year Surrey/Delta lifespan. Cedar shake from the 1990s that was retreated inconsistently is well past its functional life.

The 1990s homes (11.5% of stock) add to the pressure. Built 26–35 years ago, their original roofs are at the outer edge of asphalt’s realistic lifespan. Coastal Exposure: What Makes Delta Roofing Different

Delta is not Surrey. Surrey sits inland, sheltered by the Coast Mountains from the worst Pacific weather. Delta juts into the strait. Tsawwassen is a peninsula. Ladner sits at sea level on the Fraser River delta. Even North Delta , the most inland section, receives more wind exposure than comparable Surrey neighbourhoods because there is less topographic shelter between the ocean and the rooftops.

Salt air corrosion. Homes within 2 kilometres of the ocean in Tsawwassen — which means most of Tsawwassen — experience salt aerosol deposition on every exterior surface. This is manageable but demands specific material choices:

Standing seam metal must use PVDF (Kynar) coating, not SMP. PVDF resists salt-induced corrosion for 40+ years. SMP coating in a salt environment begins degrading in 10–15 years. The cost difference between PVDF and SMP is roughly 15–20% of the panel cost — a small premium for decades of additional life. All flashings should be aluminum or stainless steel, not galvanized. Galvanized drip edge, valley flashing, and step flashing in a salt environment corrodes visibly within 8–12 years. Exposed fasteners on any metal component should be stainless steel.

Asphalt shingles are unaffected by salt air at the material level. Cedar naturally resists salt. Enviroshake and Brava composites are unaffected. Stone-coated steel ’s Zincalume coating provides good salt resistance but exposed cut edges should be sealed.
