Columbia Roof Tiles and Unicrete Are Gone

This is the practical trigger forcing most Surrey homeowners into full conversion. The tiles they need no longer exist.

Columbia Roof Tiles was founded in the mid 1970s and based right here in Surrey. They manufactured extruded concrete tiles in four profiles — Double Roman, Northwest Shake, Northwest Slate, and Northwest Split Shake — each stamped “Columbia” on the reverse. Why Plywood — and Never OSB — for Roof Decking in BC

When tile comes off, the deck beneath almost always needs replacement. Many tile roofs were installed over nothing more than underlayment draped across trusses with 1x4 cross straps nailed over top. No plywood sheathing at all. Even where sheathing exists, decades of moisture exposure under failing underlayment means rot, soft spots, and structural compromise.

We re deck with plywood. Always. The difference in BC’s wet climate is not marginal. It is categorical.

After multiple wet dry cycles, OSB swells up to 45% of its original thickness. Plywood swells just 7 to 9%. Once dried, plywood residual swelling drops under 6%. OSB never fully recovers. Worse, OSB suffers permanent irreversible edge swelling — when moisture reaches panel edges, the compressed wood strands release their manufacturing stress and expand forever.
